BentallGreenOak aimed to transform 78 St James’s Street—a Grade II* Listed former gentlemen’s club and subsequent corporate headquarters—into a premium, multi-tenant workspace. The project required integrating modern amenities and flexible office spaces within the building's historic fabric, preserving its architectural heritage while meeting contemporary occupier expectations. Challenges included enhancing connectivity between the original 1840s structure and a 2001 rear extension, upgrading facilities to support 24/7 usage and achieving high sustainability standards.
Solution
G&T provided Cost Management, Project Management and Employer’s Agent services throughout the redevelopment. Collaborating with Squire & Partners, the team reimagined the building as a clubhouse-style environment, incorporating state-of-the-art amenities such as a wellness suite, business lounge, and rooftop pavilion with panoramic views over Green Park and Westminster. The refurbishment retained 80% of the existing structure, minimising embodied carbon, and achieved a BREEAM 'Excellent' rating. Our oversight ensured the seamless integration of modern facilities within the historic context, delivering a workspace that balances heritage with contemporary functionality.
Outcome
Completed in 2022, 78 St James’s Street now offers 100,000 sq ft of premium office accommodation, with 10,000 sq ft dedicated to amenities. The building's transformation has successfully blended its rich historical character with modern workplace requirements, attracting high-profile tenants and setting a new standard for office refurbishments in heritage settings.
