Hard FM Services Procurement

From legacy contracts to best-in-class provision

Transforming hard FM services through strategic procurement and performance-focused contracting

Client

Kent & Medway NHS & Social Care Partnership Trust

Location

Kent

Sectors

Challenge

The client was operating under a set of legacy hard FM contracts that no longer met the needs of its estate, resulting in inconsistent service quality, limited flexibility, and poor value for money. With operational demands increasing and expectations for service delivery evolving, a more strategic approach to procurement was essential to drive efficiency and long-term performance.

Solution

G&T provided Facilities & Asset Management Advisory services to lead the end-to-end procurement of a new hard FM contract. We worked closely with the client to develop a tailored procurement strategy, ensuring alignment with estate priorities, risk appetite and budget constraints. Our team managed the tender process, including drafting technical specifications, evaluation criteria and performance management frameworks. By embedding robust KPIs and governance mechanisms, we enabled the client to move towards a more outcomes-based service model.

Outcome

The procurement exercise resulted in a competitively tendered, future-ready hard FM contract that significantly enhances service quality, transparency, and value for money. With G&T’s support, the client has achieved greater commercial control, stronger contractor accountability and a scalable model for ongoing FM delivery. The new arrangement also provides a solid platform for continuous improvement and innovation in hard services management.
