Ian MacLeod Distillers required additional warehousing capacity for whisky maturation at their Bandeath site in Stirlingshire. The development needed to accommodate nine storage warehouses, a blend centre with associated tank farm, and an office building—delivered on a sensitive brownfield site with strict environmental constraints. Moreover, the absence of a gas connection necessitated alternative, low-carbon heating solutions to reduce operational emissions.
Solution
G&T is delivering Cost Management services, supporting the client from planning through design and procurement to construction. Our team modelled cost options and managed tender processes to secure competitive bids. We provided budget forecasting and value engineering insight to ensure the scheme remained financially robust while enabling the use of electric heating systems across occupied buildings—aligning with the client’s net zero ambition and environmental constraints.

Construction is underway, with nine maturation warehouses, a blend centre, tank farm and offices progressing on time and within budget. The all-electric heating strategy ensures no gas connection, reducing the site’s carbon footprint.
