Olympia London, a 132-year-old exhibition centre, required a comprehensive transformation to maintain its status as a premier events venue. The objective was to redevelop the site into a cultural hub featuring hotels, restaurants, performance venues, and modern office spaces, while preserving its historic significance. The challenge involved integrating these new facilities within the existing structure, ensuring minimal disruption to ongoing events, and meeting sustainability targets.
Solution
G&T provided Facilities & Asset Management Advisory services and our role encompassed developing the estate management and facilities management strategy, defining service scopes, and creating a detailed service charge cost estimate and apportionment model to support lease negotiations. Additionally, we proposed organisational structures for the estate management team and outlined procurement and contracting strategies, including detailed job descriptions for key roles.
Outcome
By shaping the estate management strategy from an early stage, G&T has ensured that operational requirements have been fully embedded into the design, procurement, and leasing processes. The detailed service charge apportionment model has supported transparent and equitable cost allocation for future tenants, while the proposed FM team structure and procurement strategy have enabled the client to plan for efficient day-to-day management of the complex estate.
