Challenge

Olympia London, one of the capital’s most iconic venues, is undergoing a £1.2 billion redevelopment to transform it into a world-class cultural and entertainment destination. The masterplan includes 550,000 sq ft of office space, two hotels, a 4,000-capacity music hall, a 1,575-seat theatre, restaurants, retail, and over two acres of public realm. The challenge was to coordinate a major multi-phase construction project within a historic and operational site, managing complex stakeholder requirements, design integration, and a rigorous health and safety framework—while preserving Olympia’s architectural heritage and ensuring long-term commercial viability.

Solution

Working closely with the client and design teams, G&T led procurement strategy, risk and programme management, and budget control, while fulfilling the Principal Designer role to ensure health and safety was embedded across design and construction stages. Our expertise in stakeholder coordination and delivery phasing was key to integrating new buildings with retained heritage assets and enabling ongoing venue operations throughout the redevelopment.

Outcome

G&T’s combined commercial and technical leadership has supported the safe and effective progression of Olympia London into a dynamic cultural district set to welcome an estimated 15 million visitors annually. The development balances commercial, leisure and community uses, creating a destination that respects its historic context while embracing modern design and sustainability. G&T’s multidisciplinary approach has ensured the project remains on time, on budget, and aligned with best practice in construction safety, risk management and quality.
