Challenge
100 Liverpool Street, a 1980s office building in the heart of London's financial district, required modernisation to meet contemporary standards for sustainability, design, and functionality. The challenge was to redevelop the existing structure to provide over 520,000 sq ft of flexible office space, enhance connectivity to Liverpool Street Station, and incorporate retail and hospitality venues, all while achieving net zero carbon status.
Solution
G&T provided Cost Management, Project Management, and Principal Designer & CDM Consultancy services for the redevelopment. Collaborating with British Land and the design team, G&T oversaw the retention and strengthening of the original structural frame, the addition of three new floors, and the installation of a new façade. The project incorporated sustainable features such as high-performance glazing, efficient building services, and the use of recycled materials, contributing to its BREEAM 'Outstanding' rating.
Outcome
The transformed 100 Liverpool Street now offers state-of-the-art office spaces, a rooftop restaurant, and improved public realm areas, setting a new benchmark for sustainable office developments in London. The project successfully achieved net zero carbon status, aligning with British Land's sustainability goals.
