Challenge
16 Palace Street, a commercial building in Victoria, required a comprehensive refurbishment to align with the client's net zero and Environmental, Social, and Governance (ESG) objectives. The challenge was to upgrade the building's energy systems without significant disruption to tenants, ensuring continuity of operations while implementing sustainable solutions. Additionally, the project aimed to minimise embodied carbon by retaining and validating existing building services where feasible.
Solution
G&T's provided Cost Management and Project Management services throughout the refurbishment. The strategy involved phasing the construction programme to accommodate seasonal requirements - replacing heating systems during summer months and upgrading cooling provisions in winter. A detailed validation of existing building services was conducted at the project's outset to determine which elements could be retained, thereby reducing the embodied carbon impact and delivering cost-effective solutions for the client.

The refurbishment of 16 Palace Street successfully transformed the building into a more energy-efficient and sustainable workspace, aligning with the client's net zero and ESG goals.
