Challenge
A leading colocation provider appointed G&T to support the delivery of a new-build 40MW data centre in central London - an ambitious scheme with tight programme constraints and complex site logistics. Located within a live campus environment, the project needed to navigate site constraints, long lead times on critical plant, and the integration of additional infrastructure upgrades, all while maintaining continuity of operations.
Solution
G&T is providing Cost and Project Management services, facilitating early-stage feasibility studies and risk management strategies to support the client’s goals. During the design process, we led a reassessment of capacity targets, enabling the IT load to be increased from 30MW to 40MW. Our approach included early engagement with the supply chain to address long lead times, specialist input into key plant selections, and coordination of advanced ground investigations to reduce tendering risk. The facility will include 50MVA of power capacity, 42MW of on-site backup generation, chilled water cooling, and an innovative heat recovery system to export excess heat to the local community.
Outcome
Now progressing into RIBA Stage 4, the scheme is being developed to meet Uptime Tier IV accreditation standards, placing it among the most resilient data centres in the UK. G&T’s proactive project leadership and commercial oversight continue to drive informed decision-making across design, procurement and programme, ensuring the data centre will be delivered efficiently, sustainably, and in line with the client’s future-facing operational needs.
