Challenge

The brief called for the development of a purpose-built 10,000 m² data centre in Glasgow, containing four independent data halls capable of housing 2,000 racks and operating on 100% renewable energy. The facility needed to achieve Tier III certification (Uptime Institute) and Tier IV electrical standards, with a Power Usage Effectiveness (PUE) of just 1.18—placing high demands on reliability, energy efficiency and construction within a technically complex environment. 

Solution

G&T provided Cost Management services throughout the project. The team guided phased construction and fit-out of the data halls, oversaw procurement strategies targeting renewable‐energy plant, and ensured financial control aligned with the client’s sustainability and Tier certification objectives. Our rigorous cost planning and value engineering supported each stage—enabling both technical excellence and budgetary discipline.

Outcome

The data centre has been successfully completed and certified to Tier III standards, with full Tier IV electrical systems and a high-performance PUE of 1.18. Powered entirely by renewable energy, it delivers resilient, low-carbon data infrastructure aligned with modern sustainability goals. G&T’s cost oversight was pivotal in balancing technical ambition with commercial viability.
