Challenge

The project required expanding a state-of-the-art data centre in London from an initial 30 MW to a final 40 MW capacity. The scope included intricate site preparation, navigating archaeological sensitivities, and working adjacent to a Listed building—while all the time operating within a live, mission-critical environment. G&T needed to manage multiple complex workstreams, sequencing demolition, enabling works, and high-level structural design under heightened programme and budget pressure. 

Solution

G&T was appointed to deliver both Cost Management and Project Management services. At Stage 3, G&T reassessed the procurement strategy and accelerated the substructure Phase 4 design to enable early works packages. By splitting enabling works into discrete units, G&T reduced early-stage risk and enabled parallel delivery ahead of the main contract. Tight design control and regular cost updates ensured real-time stakeholder awareness of budget impacts from the enhanced design. 

Outcome

Construction is progressing on schedule and within budget. The facility is on track to meet BREEAM 'Excellent' standards, reflecting its sustainable and high-performance credentials. With its expanded 40 MW capacity, the data centre will deliver enhanced resilience and scalability—G&T's integrated cost and programme management continues to underpin a confident, future-ready outcome.
