Challenge
HFD Property Group envisioned 177 Bothwell Street as a flagship development to redefine Glasgow’s commercial landscape. The ambition was to create a 13-storey, 316,000 sq ft Grade A office building that would set new standards in sustainability, digital connectivity and tenant wellbeing. Achieving BREEAM Excellent, EPC A and WiredScore Platinum certifications, alongside features like a rooftop running track and full electrification powered by local renewable energy, presented significant challenges in balancing design innovation with cost efficiency.
Solution
G&T provided Cost Management, Construction & Property Tax Advice and Principal Designer & CDM Consultancy services, working closely with HFD and the wider project team to ensure that the development's ambitious goals were met within budget. Our role involved rigorous cost planning and control throughout the project lifecycle, facilitating informed decision-making that aligned with the client's sustainability and technological aspirations. We supported the integration of advanced features such as touchless access systems, high-specification glazing and extensive cycling facilities, ensuring these enhancements were delivered cost-effectively.

Completed in 2021, 177 Bothwell Street stands as Glasgow’s largest single office building and a benchmark for sustainable and smart design. The development achieved its targeted certifications, including BREEAM Excellent and WiredScore Platinum, and features Scotland’s first rooftop running track, promoting occupant wellbeing.
