Challenge
The Apex building marked the inaugural phase of Tribeca, a transformative development in King’s Cross aimed at establishing London’s largest purpose-built life sciences campus. Situated on a constrained site adjacent to the Regent’s Canal and above a Victorian sewer, the project faced significant logistical challenges, including proximity to neighbouring structures and the need for innovative construction methods to minimise environmental impact.
Solution
G&T provided Cost Management, Project Management and Employer's Agent services throughout the development of Apex. The seven-storey building offers over 112,000 sq ft of flexible space designed to accommodate state-of-the-art laboratories and offices. Innovative sustainable construction techniques were employed, such as the use of earth blocks made from excavated subsoil for the basement walls, resulting in significant carbon emission reductions. Additionally, low-carbon concrete and a blue roof water management system were incorporated to enhance the building's environmental performance.
Outcome
Completed in 2024, Apex achieved BREEAM 'Outstanding' certification, reflecting its exceptional sustainability credentials. The building now serves as a hub for bioscience research, with the London BioScience Innovation Centre occupying a significant portion of the space. G&T's comprehensive management ensured the successful delivery of a complex project, setting a benchmark for future phases of the Tribeca development and contributing to the growth of London's life sciences sector.
