Challenge
Frimley Integrated Care Board (ICB) appointed G&T to deliver a new state-of-the-art health centre to accommodate clinical services for Frimley ICB alongside two NHS Trust tenants. The project was subject to tight funding programme constraints, which required a rapid and efficient delivery strategy without compromising on quality or long-term performance. Time pressure and the complexity of multi-stakeholder involvement demanded a delivery approach that could minimise risk, reduce on-site disruption, and ensure seamless integration of services.
Solution
G&T is providing Cost Management, Project Management, Employer's Agent, Life Cycle Costing and Principal Designer & CDM Consultancy services, guiding the project through an accelerated programme from inception to contract execution within just 12 months. Recognising the importance of speed and efficiency, we recommended the adoption of off-site modular construction, significantly reducing on-site build time and improving programme certainty. A phased strategy was implemented to bring forward key enabling works, such as service diversions and new utility connections, ensuring a clear path for construction. Our proactive leadership and structured risk mitigation helped align stakeholders and keep the programme on track throughout.
Outcome
The modular units were delivered and installed within two weeks, a major milestone achieved through collaborative planning and precise coordination. The Frimley Integrated Health Centre is set to provide modern, flexible healthcare accommodation that supports operational efficiency and patient care. G&T’s strategic input has enabled fast-tracked delivery while managing complexity and risk, positioning the scheme as a model for efficient healthcare infrastructure.
