Challenge
NHS Frimley Health Foundation Trust embarked on its first development outside of its existing estate with the creation of a state-of-the-art Community Diagnostic Centre at Upton Hospital. Developed to HTM and HBN standards, the project faced tight funding programme restrictions and an ambitious timeline to meet growing regional demand for faster diagnostics. The complexity of the site and the Trust's desire for speed of delivery necessitated a non-traditional approach, with a strong focus on risk mitigation and construction efficiency from the outset.
Solution
G&T has been involved in the project since early 2023, providing Cost Management, Project Management, Employer’s Agent, and Principal Designer & CDM Consultancy services. We led the delivery strategy from the outset, advising on the appointment of a specialist contractor to undertake a complex enabling works package early in the programme, helping to unlock the site for main works. To further reduce risk and accelerate the build, G&T championed the use of off-site modular construction. Our structured programme and cost oversight ensured the project remained on track, balancing quality, compliance, and efficiency.
Outcome
The new Community Diagnostic Centre will significantly expand diagnostic capacity in the region, delivering up to 150,000 additional tests annually. Operating 12 hours a day, seven days a week, the centre will reduce waiting times and improve patient access to vital diagnostic services. G&T’s leadership and multidisciplinary service delivery have been instrumental in achieving a streamlined, high-quality solution for NHS Frimley Health Foundation Trust, marking a successful first step in expanding their healthcare footprint beyond their traditional estate.
