Challenge
The Greenmarket site in Dundee, a former brownfield area at West Marketgait, presented an opportunity to contribute to the city's £1 billion waterfront regeneration initiative. The challenge was to transform this underutilised space into a vibrant, mixed-use development that would meet the needs of modern businesses and residents, while integrating seamlessly with the existing urban fabric and supporting sustainable transport initiatives.
Solution
G&T provided Cost Management and Project Management services for the Greenmarket development. The project comprised two new buildings: a 75,000 sq ft office building, pre-let to BT as part of their 'Better Workplace Programme', and a residential building offering 16 apartments. The office building includes flexible workspaces, ground-floor commercial units, bicycle parking, car parking, and external breakout areas. The residential building promotes active travel with 100% bicycle parking provision and additional commercial units at street level. Our expertise ensured the project was delivered efficiently, aligning with the city's broader regeneration goals.
Outcome
Completed in 2023, the Greenmarket development has become a landmark in Dundee's cityscape, providing high-quality office space for approximately 1,000 BT employees and much-needed residential accommodation. The project has reactivated a key city centre site, contributing to the economic and social vitality of the area. G&T's strategic oversight was instrumental in delivering a project that balances commercial viability with community benefit, supporting Dundee's ongoing transformation into a modern, connected city.
