Challenge
The intu Watford centre required a substantial redevelopment and extension of approximately 400,000 sq ft to reposition it as a premier retail and leisure destination. Opened in the early 1990s, the existing mall needed modernisation, including an integrated fashion-led extension with anchor tenants, an IMAX-equipped nine-screen Cineworld cinema, Hollywood Bowl and 11 new restaurants. The project posed complex logistical challenges: the centre remained fully operational throughout, public rights of way had to be maintained, and an adjacent multi-storey car park, hostel, and service yard continued to function on-site.

G&T provided comprehensive Cost Management, Project Management, Employer's Agent, Principal Designer & CDM Consultancy, and Construction & Property Tax Advice services. Our team meticulously coordinated with intu, Leslie Jones Architecture, Laing O’Rourke, structural engineers, and other stakeholders to programme a safe, phased construction sequence. Early enabling works – including asbestos removal, façade retention, and demolition – were executed to clear the way for new build elements. Real-time cost controls, risk management and value engineering helped keep the budget on track throughout the 129-week programme.

The extension has redefined Watford’s appeal as a regional destination, significantly enhancing the town’s retail and leisure offering. The new development has not only increased footfall and dwell time but has also attracted a diverse mix of occupiers, supporting long-term economic vitality.
