Challenge
The transformation of King’s Cross represents one of the most ambitious regeneration projects in Europe, involving the redevelopment of 67 acres of disused railway lands. The sheer scale and complexity of the site—located in a densely populated part of central London—required careful coordination across residential, commercial, cultural, educational, and public infrastructure elements. Balancing heritage sensitivities with modern urban requirements posed additional challenges for the client and delivery teams.
Solution
G&T has played a pivotal role in this transformation, providing Cost Management and Employer’s Agent services to King’s Cross Central Limited Partnership (KCCLP). Through rigorous cost planning, procurement advice, and programme oversight, we have supported the phased delivery of the masterplan. Working closely with the client and project stakeholders, we have ensured that value is maintained while upholding the highest standards of design and construction across diverse asset types.
Outcome
To date, 16 new buildings have been completed, alongside significant public realm and infrastructure upgrades. Ten additional buildings—representing £600 million in construction value—are currently on site, with a further £700 million in the pipeline under G&T’s continued stewardship. Notable highlights include the Heatherwick Studio-designed Coal Drops Yard, now a flagship retail and dining destination in London. The area has evolved into a thriving, integrated community that exemplifies successful urban regeneration.
