Challenge
The project involved the complex restoration and transformation of a Grade II Listed office building into high-quality student accommodation. The brief required the creation of 473 student beds across studio apartments and shared flats, all while preserving the building’s historic character and fabric. A key challenge was achieving ambitious sustainability goals within the constraints of a heritage asset, alongside the logistical demands of constructing additional facilities on a nearby site.
Solution
G&T provided Cost Management services, supporting the client in balancing heritage sensitivity, sustainability targets and budgetary control throughout the project. The scheme successfully retained and repurposed original architectural features, significantly reducing embodied carbon. We also advised on cost-effective integration with the city council’s low-carbon district heating network, ensuring operational efficiency. In parallel, a new 10-storey building was developed on an adjacent former car park, offering additional accommodation and essential student amenities. We played a central role in cost planning, procurement strategy and financial risk management from inception to completion.
