Challenge
A major property developer tasked G&T with assessing and decarbonising a 6 million sq ft portfolio comprising 23 live buildings. The project required a comprehensive review to align existing properties with evolving Net Zero targets, while carefully planning interventions that would proceed without disrupting tenant operations or building performance.
Solution
G&T is providing Cost Management and Project Management services. We are working through detailed appraisals to prioritise plant replacement and all-electric upgrades, alongside logistical strategies to complete works in occupied environments. Drawing on our expertise, we’re currently preparing phased programmes, cost forecasts, and procurement routes tailored to each building’s operational context, ensuring minimal tenant impact and future-proof performance.
Outcome
The initiative remains ongoing. G&T’s strategic sequencing and cost planning are enabling the client to phase roll‑out Net Zero interventions efficiently. Early forecasts show strong value realisation and significant carbon savings. Our continued advisory role aims to deliver a low-disruption pathway to net-zero across the entire portfolio.
