Challenge
The site came with an extant planning approval and Listed building consent, originally secured in 2018, which required adaptation to reflect revised design and operational objectives. A Section 73 application was submitted to Westminster City Council shortly after G&T’s appointment. The project presents several logistical and technical challenges, including the partial demolition of existing structures, integration of new basement levels, and connection to an existing tunnel - all within a constrained urban site and in close proximity to listed buildings.
Solution
G&T is providing Cost Management, Project Management, Employer’s Agent, and Principal Designer & CDM Consultancy services, playing a key role in coordinating works, managing interfaces with heritage assets, and ensuring programme and cost controls remain on track. The scheme involves demolishing two existing buildings while retaining sections of the basement, constructing a new two–level basement to accommodate plant, staff facilities and a gym, and building a stepped superstructure up to Level 7.
Outcome
Once complete, the project will deliver 135 extended–stay guestrooms, a new food and beverage offering at ground level, and a rooftop terrace with associated plant. The design integrates operational functionality with a high–quality front–of–house experience, including a dedicated reception and loading bay on Brick Street. G&T’s ongoing involvement is helping to navigate the project’s complexity and keep delivery aligned with client expectations in one of London’s most prestigious hospitality locations.
