Challenge
The transformation of 28 St Andrew Square represents a rare opportunity to sensitively redevelop a prominent Category A Listed building in the heart of Edinburgh’s UNESCO World Heritage Site. The challenge lies in balancing the preservation of the building’s Jacobean character with the requirements of a modern, 4-star hotel for the Clayton brand. As well as careful restoration alongside new-build extensions, contemporary services and amenities will be integrated without compromising the architectural and historic significance of the structure.
Solution
G&T is providing Project Management, Employer's Agent and Principal Designer & CDM Consultancy services to support the Dalata Hotel Group in delivering a 172-bedroom hotel. Sustainability is embedded in the project through the adaptive reuse of the existing structure - a low embodied carbon strategy - alongside the elimination of fossil fuels, and the inclusion of green and blue roofs. The scheme is targeting a BREEAM ‘Excellent’ rating, demonstrating its environmental commitment.
Outcome
The completed hotel will provide a high-quality 4-star offering in one of Edinburgh’s most prominent heritage locations, blending modern comfort with historic character. By restoring and repurposing the Listed building, the project safeguards its future use while supporting the local economy and tourism. Its strong sustainability credentials set a new standard for low-carbon heritage redevelopment in the city.
