Challenge
Following the completion of the Twickenham East Stand development, the Rugby Football Union (RFU) faced the challenge of managing future lifecycle costs for its most significant asset. They needed a robust approach to forecast and budget for ongoing and long-term maintenance and replacements, ensuring the stadium’s longevity and quality for generations to come.
Solution
G&T was appointed to provide specialist Life Cycle Costing services, developing a dynamic asset-planning tool tailored to the East Stand’s lifecycle and enabling mapping of future capital requirements across individual building elements. We worked closely with the RFU to integrate this tool into their financial systems, ensuring asset replacements could be tracked and updated annually, supporting informed decision‑making based on real-time data.
Outcome
The RFU now benefits from a long-term, interactive plan projecting lifecycle expenditure over the next 120 years. With G&T’s support, they can proactively schedule maintenance, avoid reactive spending, and allocate budgets strategically—enhancing operational resilience. This forward-looking approach ensures Twickenham remains a world-class stadium, with assets managed sustainably and efficiently for decades ahead.
