Challenge

MEPC aimed to transform 2 Wellington Place, an existing office building in Leeds, into a modern, sustainable workspace that meets the evolving needs of businesses. The challenge was to undertake a comprehensive refurbishment that would upgrade the building's facilities, enhance its energy efficiency, and align it with contemporary workplace standards, all while minimising disruption to the surrounding business community.

Solution

G&T is providing Cost Management, Employer’s Agent and Project Management services throughout the ongoing refurbishment of 2 Wellington Place. Working in close partnership with MEPC and the design team, G&T is supporting the delivery of a scheme that remains on budget and aligned with programme targets. The refurbishment includes the integration of advanced technology aimed at significantly improving energy performance, with the project targeting an EPC ‘A’ rating and BREEAM Refurbishment 'Excellent' certification. Planned enhancements also feature an exclusive business lounge, upgraded changing facilities, a drying room, a cycle maintenance hub, and 152 secure bike storage spaces — all designed to promote sustainability and enhance workplace wellbeing.

Outcome

Upon completion, 2 Wellington Place will offer 119,189 sq ft of prime, Grade A office space across seven floors, providing a high-quality, energy-efficient environment for occupiers. The successful refurbishment has revitalised the building, contributing to the vibrancy of the Wellington Place business district and reinforcing its reputation as a leading destination for modern, sustainable workplaces in Leeds.
