Challenge
Located in the heart of St James’s, 83 Pall Mall is a Grade II Listed building requiring a comprehensive refurbishment to meet contemporary office standards. The project involved upgrading 62,000 sq ft of office space to best-in-class CAT A and CAT B standards, while preserving the building's historical significance. A key challenge was infilling an existing underperforming light well to provide additional office space, all within the constraints of a Listed structure.
Solution
G&T provided Cost Management, Cost Planning, Employer's Agent and Procurement services throughout the refurbishment. The project included the creation of a spacious green rooftop extension with views across London, and the transformation of a lower-level flat roof into an accessible outdoor terrace. Large-format skylights were installed to bring natural light into the building's core. Sustainable practices were integral, with structural and fit-out materials repurposed during deconstruction to minimise landfill waste. The building now boasts facilities for cyclists, including 57 bicycle storage spaces, dedicated entrance and lift, seven showers, and 58 lockers.
Outcome
The refurbishment of 83 Pall Mall successfully transformed a historic building into a modern, sustainable office space. The project achieved BREEAM 'Outstanding' and WiredScore Gold certifications, reflecting its commitment to environmental performance and digital connectivity.
