Challenge

Holden House, a Grade II Listed building in a prime central London location, is set to undergo a sensitive yet transformative redevelopment to bring it in line with contemporary commercial standards. The challenge lies in integrating modern office and retail spaces within the historic fabric of the building, balancing the need to preserve its architectural significance with the ambition to enhance its functionality and appeal for future occupants.

Solution

G&T is providing Project Management, Employer's Agent, and Principal Designer & CDM Consultancy services throughout the redevelopment. The project encompasses a mix of ground floor retail and office space, totalling 209,790 sq ft (GIA). Key design features include the seamless integration of historic and contemporary façades, a landscaped roof terrace with a pavilion structure, a glazed internal atrium, enhanced retail frontages along Oxford Street, a double-height office reception and dedicated bike storage facilities.

Outcome

The ongoing revitalisation of Holden House aims to blend its historic character with modern amenities, creating a dynamic mixed-use environment tailored to meet the needs of today’s tenants. G&T is providing comprehensive project management to help ensure the development remains aligned with the client’s vision—preserving the building’s heritage while delivering high-quality, functional spaces that will contribute to the vibrancy of Oxford Street once complete.
