Challenge
Space House, a Grade II Listed Brutalist landmark in Covent Garden, required a comprehensive transformation to meet contemporary workplace standards. The challenge was to sensitively refurbish and extend the interconnected 17-storey tower and 8-storey block, preserving their architectural significance while upgrading the facilities to achieve high sustainability and connectivity standards. The project aimed to deliver approximately 260,000 sq ft of modern office space, along with flexible retail and event areas, all within the constraints of the building's listed status.
Solution
G&T provided Cost Management, Project Management, Employer's Agent and Principal Designer & CDM Consultancy services throughout the redevelopment. Collaborating with Seaforth Land and Squire & Partners, we oversaw the careful blend of extension and refurbishment works. The project achieved top-tier sustainability and connectivity ratings, including BREEAM 'Outstanding', WiredScore 'Platinum', and a NABERS 4.5 rating. Key interventions included the addition of two new floors to the tower, reinstatement of original architectural features, and the integration of modern building services, all executed with respect for the building's heritage and structural constraints.
Outcome
The revitalised Space House now offers state-of-the-art office accommodation that honours its mid-century design while meeting the demands of modern occupiers. The development has set a new benchmark for sustainable refurbishment of listed buildings, demonstrating that heritage and high performance can coexist.
