Challenge
The Spa@KSTH project involved converting the basement and ground floor of the Grade II Listed King Street Townhouse hotel into a luxury spa and gym facility. Working within this historic structure presented significant structural challenges. A substantial portion of the ground floor slab required removal and replacement with a reinforced concrete slab and metal deck to support the loads of the new gym equipment. Additionally, extensive waterproofing works were necessary in the basement prior to the spa fit-out, along with structural repairs in several areas. These interventions needed to be executed with precision to preserve the building's architectural integrity while accommodating modern amenities.
Solution
G&T was appointed to provide Project Management and Cost Management services for the development which involved overseeing the planning, design, and construction phases, ensuring that the project adhered to budgetary constraints and met the client's vision for a luxurious wellness facility. This included the installation of treatment rooms, relaxation areas, fitness equipment, and appropriate lighting and acoustics to create a tranquil atmosphere.

The successful transformation of the former nightclub into The Spa@KSTH has added a luxurious wellness facility to the King Street Townhouse Hotel, enhancing its appeal to guests seeking relaxation and fitness amenities.
