Challenge

British Land and AustralianSuper aimed to transform the 53-acre Canada Water brownfield site into a new, sustainable town centre in Southwark. The masterplan envisioned up to 2 million sq ft of workspace, nearly 1 million sq ft of retail and leisure, between 2,000–4,000 homes, and extensive public spaces—all needing to meet ambitious sustainability standards such as BREEAM and HQM.

Solution

G&T provided Life Cycle Costing and Life Cycle Assessment services, alongside Cost Consultancy support. We conducted early-stage life cycle cost analysis across multiple residential and non-residential plots—including Printworks, Plot G.01, F, L, A1 and G.01—to secure BREEAM Man02 and Mat01 credits and HQM Category 6.3 certification. Our analysis enabled design-phase option appraisals, helping reduce long-term expenditure and embed low-carbon principles, including embodied carbon assessments for key structures.

Outcome

G&T’s intervention secured four BREEAM Man02 credits and 12 HQM Category 6.3 credits, applying early design insights to lower whole-life costs. A life cycle assessment of embodied carbon informed sustainable material choices for the Printworks building. These measures ensured the Canada Water Masterplan set a new standard for low-carbon, sustainable regeneration—supporting resilient development across workspace, homes and public realm.
