Challenge

A confidential financial institution sought to establish a new 160,000 sq ft London headquarters that would support its dynamic trading operations and enhance employee wellbeing. The project encompassed a comprehensive Shell and Core to Category B fit-out, integrating two expansive trading floors, wellness amenities, advanced AV-equipped auditoriums, and collaborative spaces. Key challenges included coordinating early access amidst ongoing base build works and ensuring the infrastructure met the stringent demands of a modern trading environment.

Solution

G&T provided expert Cost Management, Project Management and Construction & Property Tax Advice services throughout the development. We facilitated early handover negotiations, enabling the client to commence fit-out activities while the landlord's base build contractor completed its scope. The team also oversaw base build monitoring to ensure compliance with the Agreement for Lease, particularly regarding critical plant system upgrades. The fit-out featured distinctive elements such as geometrical interconnecting staircases, wellness spaces, and an Underfloor Air Distribution system designed to meet the high-performance requirements of the trading floors.

The completed headquarters seamlessly blends functionality with aesthetic appeal, providing a state-of-the-art environment that supports the client’s operational needs and promotes employee wellbeing. The trading floors were designed to optimise performance and comfort, while additional spaces—including wellness suites, auditoriums, and breakout areas—enhance collaboration and engagement across the organisation. G&T’s strategic planning, cost control, and interface management were instrumental in delivering the fit-out on programme and in line with the client’s vision for a future-ready, high-performance workplace that reflects their brand and business ambition.
