Challenge
Situated in the heart of Paddington’s thriving commercial district, 40 Eastbourne Terrace was an outdated office building that no longer met the needs of modern occupiers. The challenge was to transform the site into a high-specification hotel that would enhance the area’s hospitality offering while integrating sustainability and efficiency into the design. Given the site’s proximity to key transport links, careful planning was required to manage logistics, minimise disruption, and optimise operational functionality.
Solution
G&T provided Cost Management, Project Management and Procurement services to ensure the successful delivery of this ambitious transformation. Working closely with the client, design team, and contractors, G&T played a crucial role in maintaining cost efficiency, mitigating risk, and ensuring the development met brand standards and guest expectations. The team also supported the integration of sustainable building solutions, ensuring compliance with environmental targets while enhancing long-term operational performance.
Outcome
The redevelopment of 40 Eastbourne Terrace has successfully introduced a modern, stylish, and sustainable hotel to Paddington’s hospitality landscape. Notably, it is the first Whitbread scheme to incorporate the Premier Inn, HUB, and Bar + Block brands within the same building, creating a versatile hospitality destination. The new hotel enhances the area’s appeal for both business and leisure travellers, contributing to the wider regeneration of this key London transport hub.
