Challenge
Bankside Yards West involves a complex over‑rail redevelopment atop Network Rail’s Blackfriars Viaduct, set within a constrained central London site. The project requires the delivery of 250,000 sq ft of high‑end office space alongside two residential towers totaling 257 units. Additional challenges include the structural repair and integration of the historic railway arches to accommodate retail, leisure and cultural uses—all while coordinating with live rail operations and multiple stakeholder interests.
Solution
G&T is providing Project Management and Employer's Agent services in close collaboration with Native Land and the design team. We are overseeing the phased delivery programme, coordinating technical solutions to enable offices to oversail the viaduct while safeguarding rail operations. This includes detailed planning for the structural repair of the arches and seamless integration of mixed‑use elements (residential, office, retail and cultural spaces), ensuring the scheme remains on target in terms of quality, safety and programme.
Outcome
Once complete, the development will feature 250,000 sq ft of prime office space, 257 high‑quality residential units, and revived historic arches offering retail, leisure and cultural amenities. G&T’s seamless project coordination continues to support the transformation of a previously underutilised rail viaduct into a dynamic mixed‑use destination for South Bank.
