Challenge
Edge, in partnership with Goldman Sachs Asset Management and other funding partners, aimed to develop a landmark office tower on St Thomas Street, adjacent to London Bridge Station. The challenge was to create a 27-storey, 396,000 sq ft commercial building that would set new benchmarks for sustainability and wellbeing, targeting BREEAM 'Outstanding' and WELL Platinum certifications. The project needed to integrate innovative design features, such as a timber-structured podium and advanced smart technologies, while navigating the complexities of a constrained urban site and ensuring minimal disruption to the surrounding community.
Solution
G&T is providing Cost Management, Project Management, Employer's Agent Construction & Property Tax Advice and Principal Designer & CDM Consultancy services to oversee the development of EDGE London Bridge. The building's design, by Pilbrow & Partners, features a four-storey timber-structured podium housing amenity spaces, including a 150-person auditorium, and a 23-storey office tower above. Smart technologies, such as underfloor air distribution, chilled ceiling panels and sensors for real-time monitoring, were integrated to enhance energy efficiency and occupant comfort. The development also includes a new public park, planted balconies and extensive cycling facilities, promoting sustainable transport and community engagement.
Outcome
Upon completion, EDGE London Bridge will stand as a benchmark for sustainable office development in London, achieving BREEAM 'Outstanding' and WELL Platinum as well as NABERS 5* certifications. The building's innovative design and smart technologies will provide a healthy, efficient workspace, while the inclusion of public amenities and green spaces will contribute to the revitalisation of the London Bridge area. G&T's multidisciplinary expertise ensured the successful delivery of a complex project that balances environmental responsibility with occupant wellbeing.
