Challenge
Legal & General UK Property Fund aimed to reposition three underutilised office buildings along Bristol’s Floating Harbour into a cohesive, high-quality commercial campus. The project required extensive internal remodelling, a four-storey extension and the integration of modern amenities, all while prioritising sustainability. The challenge was to deliver a future-ready workplace that minimised embodied and operational carbon, aligning with the client’s ESG commitments.
Solution
G&T provided Cost Management and Life Cycle Costing services, offering strategic cost advice during RIBA Stages 2 and 3. Working closely with the design team, we supported the client’s decision-making by market testing a Cross-Laminated Timber (CLT) floor plank option as a low-carbon alternative to concrete for the upper floors. The development included a full strip-out and Cat A refurbishment, a four-storey extension with a double-height reception area and new cycle parking facilities featuring electric bike charging points and a maintenance station.
Outcome
Neighbourhood North now offers a campus of three high-quality office buildings, setting a new standard for sustainable workspaces in Bristol. The project is on target to achieve a BREEAM 'Outstanding' rating, focusing on reducing both embodied and operational carbon. G&T's cost consultancy was instrumental in delivering a commercially viable, environmentally responsible development that enhances the city’s waterfront business district.
