Springfield Estate Modernisation Programme

From institutional grounds to integrated community

A transformative mental health campus and public park for South West London

Challenge

South West London and St George’s Mental Health NHS Trust (SWLSTG) embarked on a once-in-a-generation initiative to modernise its estate, aiming to revolutionise mental health services for 1.1 million residents. The challenge was to replace outdated facilities with two state-of-the-art inpatient buildings, comprising eight new wards, while integrating the development into the broader community. This ambitious programme also included plans for a 32-acre public park, new housing, community amenities, and improved transport infrastructure. Balancing the delivery of high-quality mental health care facilities with the creation of a vibrant, inclusive community space required meticulous planning and coordination.

Solution

G&T provided comprehensive Project and Cost Management services throughout the project's lifecycle, from Strategic Outline Case to Full Business Case and into delivery. G&T collaborated closely with SWLSTG and stakeholders to ensure the new facilities met clinical requirements and community aspirations. The project was funded through a combination of public investment and the sale of surplus land, facilitating the development of new housing, a school, retail spaces, and the expansive public park—the first of its kind in London since the 2012 Olympics. G&T's expertise ensured the project remained on schedule and within budget, delivering a cohesive environment that supports both mental health recovery and community engagement.

Outcome

The Springfield Estate Modernisation Programme has significantly improved the delivery of mental health services in South West London. The purpose-built inpatient facilities provide safe, therapeutic environments that support patient recovery and staff well-being. Beyond healthcare, the programme has created a vibrant, inclusive community setting, with new green spaces, homes, and public amenities that help reduce stigma around mental health and foster greater community connection. G&T’s continued involvement helped ensure the delivery of a complex, multi-phase programme with long-term social and clinical impact.
