Reviving a Listed icon into a landmark mixed-use development in Bayswater

Challenge

The Whiteley, a Grade II listed former department store on Queensway, required a transformative redevelopment to reinstate its prominence in West London. The challenge was to sensitively preserve the building's historic façade, iconic clock, and dome while introducing modern residential, hospitality, and retail spaces. Integrating contemporary amenities within a heritage structure demanded meticulous planning and coordination among various stakeholders.

Solution

G&T provided Cost Management, Employer's Agent and Project Management services for the redevelopment. Collaborating with architects Foster + Partners, we oversaw the planning, design, procurement, demolition, rebuild, and fit-out processes. The project includes 139 prime residential apartments and townhouses, the UK's first Six Senses hotel and spa, new shops and restaurants, a large-scale gym, and a social wellness club. Key heritage elements, such as the original façade, clock, and dome, were preserved, and a new public courtyard was created at the building's centre.

Outcome

The Whiteley redevelopment has revitalised a historic landmark, blending heritage preservation with modern luxury living. The project has redefined the northern end of Queensway, contributing to the area's regeneration and offering a unique destination for residents and visitors alike. G&T's comprehensive management ensured the successful delivery of a complex, high-profile development that honours the building's legacy while meeting contemporary needs.
