G&T was appointed as Project Manager and Contract Administrator by a Joint Venture consisting of UK developer, Ballymore Group and Malaysian developer and investor, EcoWorld, in order to complete the construction of both a 50 storey and a 55 storey tower.
G&T is helping the client to deliver the RIBA Stage D design, planning amendments and procurement strategy for both towers, which will provide 764 residential units and include 25% affordable and shared ownership housing. On the lower levels the scheme is to provide a cinema, automated car parking, wet leisure/ spa, gym, retail, commercial and plant space.
G&T led the design team through the completion of Stage D by identifying over 180 critical project issues, and agreeing a programme and resolution for these to be closed out prior to Stage E being progressed. A part of this was the requirement to submit a significant planning amendment (Section 73) which included a viability reassessment and numerous wind mitigation and daylight studies and incorporation of additional saleable space. This has been successfully concluded.
Following the lessons learned in Stage D, G&T recommended a 3D clash detection process, which has been successfully implemented by the design team in eliminating all clashes at the end of Stage E and is now being progressed into Stage F to de-risk the project for the client.
G&T worked with the client JV in developing and implementing a Construction Management procurement strategy which has successfully let a ground works, welfare, dock wall repairs and site logistics packages to date with major façade and MEP packages being submitted. This has required a fully detailed procurement and design programme to be developed to accommodate this.
The project commenced on site in Q1 2016 and is expected to be completed mid-2020.
