Challenge
Landsec aimed to redevelop the former International Press Centre and adjacent tower in the City of London into a modern, high-performance office building. The project faced significant challenges, including a constrained site footprint and the need to comply with protected sightlines to St Paul's Cathedral. Additionally, the development sought to achieve ambitious sustainability targets, necessitating careful planning and design integration.
Solution
G&T provided Employer's Agent and Construction & Property Tax Advice services throughout the project. Collaborating closely with the client and design team, we ensured that the project's contractual and financial objectives were met without compromising on quality or sustainability goals. The building, designed by Robin Partington & Partners, features approximately 23,970m² of net office accommodation and two retail units, all within a structure that respects the site's constraints and maximises usable space. A BREEAM 'Excellent' rating was targeted through efficient use of energy and water, maximising recycled materials, and selecting materials with minimal environmental impact.
Outcome
The completed 1 New Street Square stands as a testament to innovative design and sustainable construction within a challenging urban environment. The building successfully integrates modern architectural elements while respecting historical sightlines, providing high-quality office and retail spaces.
