Challenge

The Co-operative Group aspired to consolidate its various business operations into a single, state-of-the-art headquarters in Manchester. The objective was to create a landmark building that not only embodied the Group's ethical and sustainable values but also set new benchmarks in environmental performance. The challenge lay in designing and constructing a large-scale office that achieved exceptional sustainability standards while providing a flexible and efficient workspace for thousands of employees.

Solution

G&T provided Cost Management and Project Management services for One Angel Square, the flagship development of Manchester's £800 million NOMA regeneration scheme. Collaborating with architects 3DReid and other stakeholders, we oversaw the construction of a 16-storey, 328,000 sq ft office building featuring a distinctive double-skin façade and a full-height atrium to maximise natural light and ventilation. The building achieved a BREEAM 'Outstanding' rating with a score of 95.16%, incorporating innovative features such as a combined heat and power plant fuelled by rapeseed oil, rainwater harvesting, and greywater recycling systems.

Outcome

One Angel Square stands as a testament to sustainable design and construction, earning accolades for its environmental performance and architectural excellence. The building has significantly reduced energy consumption and carbon emissions, aligning with The Co-operative Group's commitment to sustainability. G&T's strategic management ensured the project was delivered on time and within budget, resulting in a headquarters that not only meets the functional needs of its occupants but also serves as a benchmark for future sustainable developments.
