Challenge
77 Marsh Wall is a 190m, 54-storey development bringing together 820 homes across co-living, apart-hotel, social rent, Build to Rent and intermediate tenures, with 38% affordable housing. The challenge is to deliver this complex mix on a constrained site bounded by waterways on two sides, while responding sensitively to neighbouring buildings, daylight and prevailing winds. The scheme must also balance commercial viability with ambitious sustainability targets and create a design that respects its local context while offering something distinctive and vibrant.
Solution
G&T is providing Cost Management services to support the delivery of the consented design, which combines a three-storey podium with dual and triple aspect homes, balconies and winter gardens, alongside around 3,500m² of public realm and approximately 2,000m² of green space. Our cost advice is helping the client assess the commercial impact of key design and sustainability measures, including an all-electric energy strategy, air source heat pumps, solar panels, green roofs, recycled materials and waste minimisation, while maintaining focus on quality and long-term viability.
Outcome
With planning secured, 77 Marsh Wall has established a framework for what is intended to become the UK’s first multi-tenure development of its kind. The design brings together a broad range of homes, new green spaces and community-focused uses within a high-density waterside setting. As the project progresses towards delivery, G&T’s Cost Management input is helping the client test design, sustainability and procurement choices against the business plan, providing greater cost certainty while protecting the qualities that underpin the scheme’s social, environmental and placemaking ambitions.
