Upgrading a suburban retail park with new amenities and sustainable public realm

Challenge

Abbey Wood Retail Park in Filton, South Gloucestershire, required modernisation and diversification to better serve local demand and support projected growth linked to the nearby Bristol Arena. The challenge was to enhance the site with new hospitality and food & beverage offers, while incorporating sustainability measures and improved public realm. The project needed to deliver high-quality amenities without disrupting the operation of the existing retail units.

Solution

G&T provided Cost Management services on behalf of Invesco Real Estate to support the delivery of this strategically important expansion. The scheme includes a new 85-bedroom Travelodge hotel and a Greggs drive-through, as well as improved pedestrian and cycle connectivity across the site. We worked closely with the client and wider project team to ensure cost certainty and value for money throughout, while managing construction inflation and maintaining alignment with planning and sustainability objectives.

Outcome

The development, currently under construction, will significantly enhance the park’s offering, increase dwell time, and create new job opportunities—estimates suggest up to 25 new full-time roles. Sustainable features, including rooftop solar panels and EV charging points, help futureproof the site. G&T’s cost management expertise has been instrumental in maintaining budget discipline and ensuring the client achieves its commercial and environmental aspirations.
