Challenge

Native Land aimed to develop Arbor as the flagship commercial building within the 5.5-acre Bankside Yards estate, envisioned as the UK's first major mixed-use fossil fuel-free development. The challenge was to design and deliver a 223,000 sq ft, 19-storey office building that would achieve net zero carbon in operation, integrate advanced smart technologies and meet the evolving needs of modern occupiers, all within a complex urban regeneration context.

Solution

G&T provided Project Management services, overseeing the delivery of Arbor's innovative design features, including an optimised energy system that reduces operational carbon dioxide emissions by 45% and a biodiverse green roof to support local wildlife. The building offers flexible workspace across 19 levels, with occupiers able to tailor their environment through the Arbor building app. Smart energy metering allows real-time monitoring and adjustments, promoting sustainable energy use. Arbor has been awarded WiredScore Platinum certification, reflecting its exceptional digital infrastructure and connectivity.

Outcome

Completed in 2023, Arbor stands as a benchmark for sustainable office development, combining cutting-edge technology with environmental responsibility. As part of the wider Bankside Yards estate, it contributes to a vibrant, fossil fuel-free urban quarter.
