Challenge

Brent Cross Town is a landmark £4.5 billion regeneration project in North West London, aiming to transform a 180-acre urban brownfield site into a fully integrated town centre. The development encompasses 6,700 new homes, workspace for over 25,000 people, 592,000 sq ft of retail expansion, four parks and significant transport upgrades—including a new rail station and living bridge over the North Circular Road—all while maintaining adjacent operations and community engagement. 

Solution

G&T was appointed to provide Cost Management and Employer's Agent services, partnering with Related Argent and Barnet Council to manage procurement, budgeting, and phased delivery across the mixed-use masterplan. Our work includes cost modelling for residential, office, retail, public realm and infrastructure elements, integrating sustainability targets and ensuring early enabling works—such as demolition, groundwork and green space delivery—progressed efficiently to support continuous development. 

Outcome

Construction is well advanced. The first residential and infrastructure phases have completed, Claremont Park and the exploratory green spaces are open, and Brent Cross West rail station commenced services in December 2023. With offices, retail and parkland rising, the development is on course to deliver a connected, sustainable new town centre. G&T’s ongoing oversight of cost and programme continues to underpin delivery confidence and support the ambition to create a thriving, net-zero-ready neighbourhood.
