Challenge
FORE Partnership aimed to transform a former city-centre car park into a landmark office development that would set new standards for sustainability, wellbeing and active commuting in Glasgow. The challenge was to deliver 95,000 sq ft of Grade A office space that achieved net zero carbon in operation, integrated smart technologies and encouraged active travel, all while navigating the complexities of urban construction and the impacts of the COVID-19 pandemic.
Solution
G&T provided Cost Management, Project Management and Principal Designer & CDM Consultancy services throughout the development of CADWORKS, ensuring the project met its ambitious sustainability and innovation goals. The building features Scotland’s first cycle-in ramp, 119 bicycle parking spaces, electric car charging points and high-quality changing facilities to promote active commuting. Smart technologies, including a VRF high-efficiency heating and cooling system and LED lighting, were implemented to reduce operational energy use. The building was delivered to a 'shell and floor' specification, allowing tenants to customise their spaces and reducing material waste.
Outcome
Completed in 2022, CADWORKS has become a benchmark for sustainable office development in Scotland, achieving BREEAM 'Excellent', EPC A, WiredScore Platinum and ActiveScore Platinum certifications. The building's design and amenities have attracted forward-thinking occupiers and contributed to the regeneration of Glasgow’s financial district. G&T's comprehensive management ensured the successful delivery of a complex project that balances environmental responsibility with tenant wellbeing.
