British Land and AustralianSuper embarked on one of London’s most significant mixed-use regeneration projects at Canada Water—a 53-acre brownfield site incorporating the Printworks, leisure park, dock offices and much of the Surrey Quays area. The masterplan aimed to deliver up to 3,000 new homes (with 35% affordable), 2.5 million sq ft of workspace, 1 million sq ft of retail, leisure and entertainment, plus key community facilities—all framed by high expectations on public realm, connectivity, biodiversity restoration and low-carbon credentials.
Solution
G&T provided Cost Management services across the masterplan’s planning and early delivery phases. Starting from concept,we developed comprehensive cost frameworks for mixed-use plots, aligning budgets with affordable housing targets, workspace, retail, leisure, and infrastructure. We helped shape procurement strategies, phased delivery sequencing, and budget monitoring, while integrating key sustainability priorities—including ecological improvements to the dock, 12 acres of open space, new streets, and sustainable transport routes.
Outcome
Phase 1 is now complete and includes 265 homes (with 87 affordable), a new leisure centre, 330,000 sq ft of workspace, expanded public realm and the restoration of Canada Water Dock—creating around 2,300 local jobs. G&T’s cost management has maintained financial clarity and kept the scheme aligned to its sustainability and placemaking goals—helping to establish Canada Water as a self‑sufficient town centre of the future.
