Challenge
A once-vibrant market square in Glasgow’s Merchant City had lain derelict for over two decades following the closure of the Fruit Market and department store. Drum Property Group and Stamford Property Investments acquired the 3.6-acre brownfield site in 2019 with a vision to deliver a vibrant mixed-use quarter featuring homes, offices, retail, hospitality and public realm. The challenge lay in revitalising the neglected site to reconnect with the city centre and bring forward a deliverable, phased regeneration strategy.
Solution
G&T was appointed to provide Project Management services, guiding the delivery of Phase 1 housing and Phase 2 hospitality build-to-rent blocks. We coordinated design teams, contractors and stakeholders to ensure efficient programming of the 346-apartment build-to-rent scheme and The Social Hub’s delivery. We managed procurement, risk and quality while creating a robust phasing strategy that enabled tangible regeneration to emerge quickly within a complex urban context.
Outcome
Phase 1 has been completed, delivering 346 apartments—including six duplex penthouses—retail units at ground level, landscaped courtyards and terraces, and the Social Hub hotel. The site now buzzes with activity, reconnecting streets and fostering a renewed sense of place in Merchant City. G&T’s project leadership ensured timely delivery of quality architecture and public space, laying strong foundations for continued regeneration and economic uplift.
