Challenge
Glasgow's Category A Listed Custom House, constructed in the 1840s, had remained vacant for over a decade, presenting a significant challenge in terms of preservation and adaptive reuse. The objective was to transform this historic building into a vibrant hotel and leisure quarter along the River Clyde, thereby enhancing the streetscape and strengthening the connection between Buchanan Street and the riverside. The project required a sensitive approach to retain the architectural integrity of the landmark while integrating modern hospitality amenities.
Solution
G&T provided Cost Management and Project Management services for the transformation of Custom House. Our role encompassed overseeing the planning, design, and construction phases, ensuring that the project adhered to both budgetary constraints and historical preservation standards. Our expertise facilitated the seamless integration of the 1840s structure into a new 303-room Clayton Hotel for the Dalata Hotel Group, complete with bar, restaurant, and conference facilities. Additionally, the development included a 162-room Adagio Aparthotel, along with street-level bars and restaurants, all designed to breathe new life into the historic building.
Outcome
The successful redevelopment of Custom House has revitalised a prominent Glasgow landmark, transforming it into a thriving hotel and leisure destination. Guests now enjoy modern accommodation with views of the River Clyde, including access to a seventh-floor roof terrace situated to the east of the historic building. The project has not only preserved the architectural heritage of Custom House but also significantly contributed to the economic and social vibrancy of the area, reinforcing the connection between the city centre and the riverside.
