Challenge
The project involved the transformation of a 42,500 sq ft Grade II Listed Edwardian manor overlooking Grosvenor Square into The Twenty Two, a luxury hotel, private members' club, and restaurant. The objective was to sensitively restore and extend the historic building to accommodate 31 uniquely designed bedrooms and suites—including a standalone mews house—as well as sophisticated dining and social spaces. The challenge lay in preserving the property's architectural heritage while integrating modern amenities and opulent interiors to meet the expectations of discerning clientele.
Solution
G&T provided Cost Management, Project Management, and Employer's Agent services, overseeing the complex refurbishment and extension works. This included partial façade retention and comprehensive interior reconfiguration to create luxurious accommodations and vibrant public areas such as a restaurant, lounge, and basement disco. We collaborated closely with award-winning designer Natalia Miyar and proprietor Navid Mirtorabi to ensure the interior design vision was realised without compromising the building's historical integrity. The meticulous cost control and project coordination facilitated the seamless integration of contemporary luxury within the heritage framework.
