Challenge
In 2019, Hogan Lovells sought to evaluate its London real estate strategy, contemplating whether to refurbish its existing premises or relocate to a new headquarters. The firm required a comprehensive assessment of potential options to support its decision-making process, aiming to secure a workspace that would meet future operational needs, enhance sustainability, and provide a modern environment for both clients and employees.
Solution
G&T was appointed to lead the strategic technical due diligence and feasibility studies for Hogan Lovells' real estate strategy. Collaborating closely with the firm's real estate advisors, we established ideal building criteria, supported the site search and selection process, and managed technical due diligence and building assessments. We also facilitated negotiations for the Heads of Terms and Agreement for Lease, ensuring that the terms aligned with Hogan Lovells' strategic objectives. The selected location at Holborn Viaduct was chosen to provide new sustainable facilities and a workspace designed to attract and retain top talent while prioritising client needs.
Outcome
The new 267,000 sq ft headquarters at Holborn Viaduct positions Hogan Lovells at the heart of London's legal district, offering state-of-the-art, sustainable facilities that reflect the firm's commitment to excellence and innovation. G&T's expertise in project and cost management was instrumental in delivering a headquarters that not only meets current operational requirements but also supports future growth and adaptability.
