From cinema to civic quarter icon

Delivering a Grade A office tower in Manchester's premier business district

Challenge

Barings sought to develop one of Manchester’s first fully speculative office buildings in three decades, transforming the site of the former Odeon Cinema into a modern commercial landmark. The project involved demolishing the existing structure on a constrained city centre plot, retaining and expanding the basement levels, and constructing a 14-storey Grade A office building. The development needed to meet high sustainability standards and appeal to top-tier occupiers in a competitive market.

Solution

G&T provided Cost Management, Employer's Agent, Principal Designer & CDM Consultancy and Project Management services throughout the project. Collaborating closely with architects Squire & Partners and contractor Bowmer & Kirkland, we ensured the delivery of approximately 180,000 sq ft of prime office space, including two basement levels with parking, cycle storage, and changing facilities. The building was designed with energy-efficient features to achieve BREEAM 'Excellent' and EPC 'A' ratings, and it was awarded WiredScore Platinum certification for digital connectivity.

Outcome

Completed in early 2020, Landmark Manchester has become a flagship development in St Peter’s Square, attracting high-profile tenants such as JLL, Santander, and HSBC. The building set a new benchmark for city centre office rents in Manchester and received the Regional Chair’s Award for Constructability at the North West Institute of Civil Engineers Awards 2019. G&T’s comprehensive management ensured the successful delivery of a complex project that balances architectural ambition with operational excellence.
