Challenge

As part of the CB1 masterplan, Brookgate aimed to transform the area adjacent to Cambridge railway station into a dynamic mixed-use quarter. A key component of this vision was One The Square—a new office and retail development designed to set a benchmark for quality and sustainability. The challenge lay in delivering a high-specification building that would attract leading occupiers, while integrating seamlessly with the evolving public realm and transport infrastructure.

Solution

G&T provided Cost Management services throughout the project, ensuring financial control and value optimisation from inception to completion. The development comprises 129,300 sq ft of office accommodation over six floors, with an additional 13,400 sq ft of shell retail and café space at ground level. Our role encompassed cost planning, procurement advice, and financial monitoring, contributing to the successful delivery of the building and the first phase of the new Station Square and Station Road public open space.

Outcome

Completed in 2016, One The Square has become a focal point of the CB1 development, attracting prominent tenants and enhancing the commercial appeal of the area. The project was recognised with the "Commercial Workplace" award at the BCO Regional Awards 2018 for Midlands and Central England. G&T’s cost management expertise was instrumental in achieving a high-quality, commercially viable development that supports Cambridge’s growth as a leading business destination.
